Buc-ee's clears St. Lucie County planning. The bigger story is what's coming to Indrio Road.

The proposed travel center at I-95 and Indrio Road could be the largest Buc-ee's in Florida, and developers are already lining up nearby.

The Buc-ee’s planned for I-95 and Indrio Road in northern St. Lucie County is done with the county’s planning process, according to St. Lucie County Planning and Development Services Director Benjamin Balcer, speaking to CBS12 News.

Where the project stands

  • Size: about 76,000 square feet with roughly 120 fuel pumps, which could make it the largest Buc-ee’s in Florida
  • County approvals: complete. Balcer told CBS12 the county’s board won’t see the project again
  • Still needed: final approvals from the Florida Department of Transportation and the Florida Department of Environmental Protection
  • Timeline: Buc-ee’s has previously targeted a 2028 opening

Once those state approvals land, Balcer said, starting construction is up to Buc-ee’s.

The corridor around it

Today, much of the land along that stretch of Indrio Road is pasture. That’s changing. County officials told CBS12 they’re seeing a steady stream of pre-application meetings, concept plans and formal applications along the corridor, helped by recent road and utility improvements.

Projects proposed or under review nearby include:

  • The Club at Indrio Creek, south of Indrio Road, which could add hundreds of homes
  • Indrio Town Center, about 85 acres near Indrio Road and Emerson Avenue, planned as mixed-use retail, office and residential
  • Indrio Groves, near Spanish Lakes Fairways, which could add more than 3,000 homes. That proposal drew pushback from residents and was tabled over the summer

Not everyone is excited. Nearby homeowners have raised concerns that the area’s roads weren’t built for this level of growth.

What to watch

The state approvals for Buc-ee’s, and whether Indrio Groves comes back to the county commission. Between them, northern St. Lucie County could look very different within a decade.
